What are your responsibilities as a Facilities Manager:
As Facility Manager, you are accurate in performing your work and you know how to manage a team through honest, open, and direct communication. In addition, you are firmly in your shoes to keep this operation running and to improve processes.
You manage the facility (cleaning, security, canteen) as well as the technical service (automation etc) and you consult and negotiate with suppliers about maintenance and management of the buildings and grounds.
You oversee the supervision of infrastructure maintenance activities according to the clients’ policies and coordinate suppliers and their established planning to maximize the durability of the facilities, ensure the availability of the centre and ensure compliance with legal requirements and parameters.
This role is critical in ensuring the continuous, safe, and efficient operation of the facility while maintaining optimal performance of all infrastructure, MHE (Material Handling Equipment), and building systems. The manager will (indirectly) lead cross-functional teams, drive compliance, and collaborate with internal and multiple external stakeholders and technology vendors to support warehouse operations and customer KPIs.
Facility Operations & Maintenance
- Oversee daily operations and maintenance of the facility, ensuring full functionality of the building, utilities, and automated systems
- Manage preventative and predictive maintenance programs for critical infrastructure and automation equipment
- Ensure uptime of facility systems by developing and executing rapid-response maintenance protocols
- Monitor and control facility budgets, maintenance costs, and energy consumption
- Supervise and guarantee the quality of the work carried under the different maintenance contracts that apply to the facilities, in accordance with the general criteria of client, the budget available, service level agreements, etc.
- High voltage electricity installation (transformers and switching substations, emergency generators, etc.)
- Low voltage electrical installation (main and secondary electric panels, UPS, …)
- Installation of fire protection facilities (sprinklers and water mist extinguisher systems, detection systems, etc.)
- Installation of air conditioning and boilers (coolers, heat pumps, gas boilers, hydraulic circuits, terminals)
- Installation of compressed air (compressors, pneumatic circuits …)
- Installation of plumbing (pump equipment, water treatment, sanitation…)
- Public works (roofs, enclosures, town planning…)
- Drafting management reports and based on this also make proposals for improvement
- Specify, plan, supervise and organize maintenance and renovation of buildings and associated facilities and equipment, both proactively and reactively
- Manage and review service contracts
- Creating uniformity in facility administration and processes
- Set up, manage, and coordinate security related matters
Automation and Technology Oversight
- Serve as the primary liaison between automation vendors and internal operations teams
- Ensure optimal performance and minimal downtime of automated systems through proactive monitoring, diagnostics, and continuous improvement
- Support commissioning, upgrades, and lifecycle planning for all automated systems
- Collaborate with multiple external stakeholders and engineering teams to resolve hardware, software or integration issues in automation control systems
Health, Safety, Security & Compliance
- Ensure all facility operations comply with local regulations, building codes, QESH, and corporate safety policies
- Conduct regular risk assessments, audits, and emergency preparedness drills
- Drive a safety-first culture and support employee training programs in HSE and equipment handling
Team Leadership & Vendor Management
- Lead facility coordinators and cooperate with internal and external engineers and technicians
- Manage vendor contracts and performance for services including HVAC, electrical, plumbing, landscaping, cleaning, and automation maintenance
- Set team goals, conduct performance reviews, and provide coaching and development opportunities
Strategic Planning & Continuous Improvement
- Develop long-term infrastructure plans including expansions, retrofits, and capital projects aligned with operational growth
- Identify opportunities for efficiency improvements, sustainability (e.g., LED retrofits, solar), and cost reduction
- Support facility-related aspects of onboarding new clients or automation solutions
What you need to be successful in this role:
- University or HBO degree, preferable: Industrial Engineering, specializing in Organization, Maintenance, Electricity, Mechanics or Construction
- Master’s course specifically in Facility Management or Building Management would be an advantage
- Knowledge of English at a professional level, Dutch is an advantage
- Flexibility and have a great capacity and motivation to integrate in a dynamic environment
- Knowledge of 3PL Logistics is essential
- 3 - 5 years of experience as a Facility Manager in Logistics facilities/warehouse
- Knowledge of the requirement that logistic and physical processes place on buildings and equipment
- Strong knowledge of automated warehouse systems (AS/RS, robotics, WCS/WMS integrations)
- Proven leadership experience managing cross-functional technical teams
- Excellent understanding of QESH regulations, building codes, and facility compliance requirements
- Strong vendor and project management experience
